Attempted mediation but never received contact from Eden Brae. There was a severe lack of transparency throughout the build, with hidden costs arising after contract signing. Despite repeatedly requesting clarification and confirmation of any additional costs, we were instead issued multiple PCVs with little to no explanation. We were advised that we could not move in sooner due to an extensive cleaning period; however, only a basic builder’s clean was completed, amounting to a quick dust wipe. Significant black marks on the kitchen bench top were raised throughout the build and were never properly resolved. Upon receiving the keys, the home was in poor condition. The external brickwork showed inconsistent colouring and missing mortar. The garage door was dented and marked. The front door was covered in mud, and the new door handle was visibly marked, setting the tone for what followed. Issues identified during the partial completion inspection were never properly rectified. We were repeatedly assured that defects would be resolved, yet ongoing follow-ups led nowhere. When maintenance was arranged, work was often left unfinished or made worse, and trades frequently failed to attend despite us rearranging our schedules. The overall workmanship is extremely poor, particularly with painting, joinery and Di Lorenzo flooring. The quality of trades used was unacceptable. Improperly finished gyprock joints throughout the house along with cracks. Electrical work was not completed in accordance with the plans, and independent electricians later identified exposed wiring. Carpeting was incompletely installed, with nails protruding and causing injury. This issue was initially dismissed by the supervisor and only addressed after photographic evidence of injuries was provided, at which point maintenance confirmed the carpet had been installed incorrectly. Tiles were a different colour to those selected and confirmed in writing by Di Lorenzo. All windows are scratched, yet we have been told they simply require cleaning. Toilets are cracked, shower heads are broken and were installed incorrectly, causing excess splash. The painting quality is substandard. We were charged extra for white paint, yet there are drip marks throughout the home, paint splashed over tiles and vanities, and multiple unresolved maintenance issues remain. Overall, this was an extremely stressful experience from start to finish. The builder requires a serious review of customer experience, communication, and quality control. We would not recommend them.

So far we have had a mixed experience with Eden Brae. Our initial response at the display home was nothing short of exceptional. Sibel was a wealth of knowledge and her honesty and attitude was the reason we decided to go with Eden Brae. Holly was fantastic with the tender presentation and she always made herself available to answer any questions we had. Our experience with studio Eden is where we encountered some problems: very long waiting times for a few of our quotes, 2 very rude consultants (one who ended up adding additional items on our quote that we never asked for, nor discussed with us prior) and confusing processes as you are not aware of how much will cost until weeks later when the quote comes back. In saying that Tara was incredible at reaching out to us and assisting with solving any problems we had, so we are very grateful for her. With the very long and draining studio eden issues behind us, we run into a few issues with the CSR who became very distant and not contactable (which ended up being due to her resigning). However, our whole Eden Brae experience has turned around completely with our new CSR, Olivia Swan. She is an absolute pleasure to work with. She always responds promptly, is very honest and has always done everything she can to make this experience great for us. She is truely the reason I have decided to write this review, as I was really dreading going into the build after the Studio Eden experience, but Olivia has changed our view completely, we feel like we are in great hands now. We have just started the build process with our Site Supervisor Jono, and are very excited to see our beautiful first home come together.

His professionalism, attention to detail, and commitment to quality were evident throughout the entire process. He even went the extra mile by FaceTiming us for visual updates and meeting us on-site for regular walkthroughs. This was our third build with Eden Brae over the past 20 years, and the reason we keep coming back is exceptional quality, planning and overall experience. Our previous two homes were built to such a high standard that we never encountered maintenance issues during the years we lived in them. For this project, Dave reiterated that he didn’t want to rush—his priority was ensuring the workmanship and quality were done right. That commitment truly showed in the finished product. Any minor issues we raised during construction were addressed promptly and professionally. Amanda, our Client Service Administrator during the admin phase, was fantastic—her communication and collaboration ensured our vision was achieved. Dave encouraged us to speak up about any concerns, and he worked quickly to resolve them to avoid delays. His proactive approach and genuine care made the entire experience stress-free. Every home we’ve built with Eden Brae has been completed months ahead of the contracted timeframe. This latest build had a 54-week construction period in the contract, yet it was finished within just 10 months—without compromising on quality. That level of efficiency speaks volumes about their planning and execution. We were realistic with our costs and prioritised what we wanted. Our tender included provisions for many upgrades that we knew from the beginning we wanted. For the size of the home and the quality delivered, we felt it was far more cost-effective than a custom build. We couldn’t have asked for a better experience. Eden Brae Homes delivered on every promise, and our site supervisor Dave went above and beyond to ensure our home was built to the highest standard. This is why we’ve chosen Eden Brae for three builds over 20 years—and why we would recommend them to anyone looking for quality, transparency, and peace of mind.
