The experience with Henley has been excellent from the original sales team right through to the after move in team. It was great to have the dashboard to keep track of what was happening and what was coming up as well as regular contact with the build team. So far the workmanship seems to be good and any issue have been dealt with promptly. One issue has been my dishwasher was faulty and while it has taken a while to be resolved, Henley has been a great facilitator with this. One thing that would have be good to be included in the information on moving in is some info on looking after the stone bench tops as I found them to mark easily and had knicks out of them. They were fixed in a timely fashion and it was the tradesman who gave me info on looking after them. To summarise I would absolutely recommend the experience I have had with Henley and would build with them again.

Smooth build experience in the Macedon Ranges. We moved into our new Henley home in the Macedon Ranges at the end of 2025 and overall we're very happy with the experience. The build was well managed from start to finish. Our site supervisor was approachable and always willing to answer questions, and any issues that came up were rectified in a timely manner — all confirmed by an independent building inspector we engaged throughout the process. Workmanship and build quality were good. There were a few minor defects, but that's to be expected with a volume builder and nothing that wasn't addressed. Where issues did arise pre- or post-construction, Henley handled them professionally. A couple of items took a little longer to resolve than we'd have liked, but everything was fixed in the end and we never felt like we were being ignored or dismissed. The thing that stood out most financially was the cost certainty — after our quote, colour selection, and electrical appointment, the final cost matched exactly what we expected. No surprise variations or unexpected charges at the end, which made the whole process much less stressful. Would recommend Henley to anyone considering building in regional Victoria.

My wife and I are so glad we decided to build with Henley. From the start of the process looking through all the display homes around different areas we fell in love with the designs and help we received picking the right floor plan for our land. Once we had selected the floor plan the construction team in the office and Onsite were fantastic. We were very impressed by the constant communication from the everyone and we felt like we always knew what was going on onsite. Any worries or issues we had were addressed professionally and on time. I am very impressed with the end product and will definitely be recommending Henley to anyone looking for a builder.

We recently purchased a completed home from Henley Homes and overall, the experience has been positive. The process was generally well managed from start to finish. Communication from the sales team was very clear, and they responded immediately to all our queries, which made planning much easier from our side. The handover process was also smooth, and key milestones were handled in a structured manner. As with most new builds, there were a few minor issues identified during our inspection, mainly related to paint finish and small cosmetic defects. While some of these were initially not acknowledged during the walkthrough, they were subsequently addressed by the Henley team. The team was responsive once the concerns were formally raised, which we appreciated. The build quality overall meets expectations for a new home, and the layout, finishes, and inclusions are in line with what was promised. One area for improvement would be the inspection experience, where clearer acknowledgement and documentation of defects upfront would make the process more transparent and reassuring for buyers. Overall, we are satisfied with the outcome and would recommend considering Henley Homes for buyers looking for a well-managed build with good support through the process.

Our build was an easy process and we were updated throughout. Small issue were fixed quickly and the team were flexible and approachable. Would build again with Henley without question.

My overall experience with Henley was amazing. From the initial consult through to settlement day. I haven’t had any headaches/issues during the build as everything was handled well by my site supervisor and everything was rectified as needed. I also did not have many delays. In terms of workmanship and quality, there were some areas lacking. For example my tiles weren’t cut well so there were a lot of rough edges, it was difficult to rectify without causing more damage to the walls and removing other tiles which would have been a bigger job. Caulking were also not the best work with some areas looking uneven and door handles weren’t straight (but apparently that is just how they are). Shower screens also uneven (there was not much the shower screen company could do to rectify this)- mainly bathroom works weren’t the best, everything else however was great. Currently having some areas awaiting to be rectified as I had just received settlement recently so we will see how good the timing is With cost, was quite happy with how much everything came to be, the selections of upgrades were quite broad with decent pricing.

We recently built with Henley Homes and had a great overall experience. The process was well-organised, communication was clear, and the build quality met our expectations. The team was responsive and helpful whenever we had questions. There were a few minor delays along the way, but nothing unexpected for a build. Overall, very happy with the result and would recommend.

Absolutely terrible experience with Henley Homes. The customer service team is shocking—they simply do not care. Even when you’re clearly unhappy, no one calls, no one follows up, and no one tries to understand or fix the issue. You’re just ignored. There have been multiple mistakes and a complete lack of attention to detail. Communication is just as bad—emails are not properly read, and the responses you get are often wrong or irrelevant. What’s even worse is the management. No accountability, no ownership, and no willingness to deal with difficult situations. It feels like they avoid problems instead of solving them. Honestly, once you sign, you’re on your own. I would not recommend anyone to go ahead with them unless you’re prepared to be frustrated, unheard, and risk wasting your hard-earned money. Very disappointing experience.

I started to build with Henley when I heard positive feedback from someone built with them before. It was at the cost of contract cancellation with another builder, but I'm glad I've done that. Pre-Construction: Henley was one of the few major builders that offered packaged All Electric home with a transparent cost when my build was planned, comparing to being surcharged for each single component of the home to be able to make it All Electric with other builders. Henley's quick response to package 7-star energy and compliance also helped significantly to make it great value building with them, comparing to the marketing strategy of offering 6-Star energy rating + variation of each single component by other builders at that time. Their Online Build Portal is also a great idea to help go through selections in addition to the Color Selection Showroom at their main office and a number of Display Homes. It's extremely important to ensure customers know what their selections are so to be comfortable with their selections when moving in, and a transparent bill of the package rather than leaving the door open to additional costs during construction. I think Henley has done well. During Construction: Grateful to have a great Site Supervisor that was able to manage the construction smoothly. Didn't get billed for doggy variations which I was worried about at the beginning as there were mixed noise in the industry about how customers felt about the delivery of their home build since pandemic. The build progress moved pretty quick before fit-off stage. Henley team is also open to discuss and address for anything not perfect. No major defects identified by independent inspector throughout the construction. Post Construction: Not at the stage to comment post-construction, but I heard positive feedback that Henley would check-in after 6 / 12 months moving-in. It was difficult to identify all issues during quick handover inspection, but the team appeared to be accountable if issues identified after moving-in. Overall, Henley has been a great partner to sketch up my home and bring it to real life. I had my concerns before the journey, but I now feel Henley is trustworthy for my next build.
