"We are incredibly grateful for IMSU for stepping in to complete our house after we were left stranded after our originally selected builder lost their license and left us stranded at slab stage. IMSU were our second choice originally, which we look back on as a big mistake and would highly recommend IMSU as your first choice for any new house builds. Brett (sales) was phenomenal at the very start, and genuinely cares about the solution he is designing and selling - he consistently went above and beyond in his effort and generosity in educating us on how to navigate the design and decision on how best to build our house. As an example Brett did a site inspection on our property on his day-off with his teenage kids in the car, to inspect the volume of rock on the property and in hindsight gave us the most accurate guidance on what we had in front of us to deal with. Brett got the details right, because he went above and beyond often to get the most info to help. We mistakenly chose the other builder (based on their custom design being marginally more suitable for our needs) however if we had our time again we would have gone with IMSU from the very start. Despite Brett / IMSU not winning our build initially, when we turned up in our version of a 'crisis' about 12 months later and properly stuck, Brett & David (IMSU Ops Manager) really stepped up and were incredibly supportive and helpful both with dealing with insurance claims, quality checks and making sure we were not out of pocket. Cindy our project manager was always incredibly polite and helpful at every step of the way, even though we were at times frazzled and frustrated with our stop/start journey, Cindy was only ever helpful and super professional. Vivianne our internal selection specialist was also brilliant to deal with and super helpful. Last but definitely not least was Michael our project manager who constantly dealt with our questions, requests, clarifications and occasional tweaks with patience and almost entirely prompt responses. Again, we were frustrated, impatient and tired by the time we started with Michael and he was great at being able to help us understand what was required, why things were taking the time they needed, and to keep us updated with solutions and practical workarounds whenever we hit a snag. Overall we cannot recommend IMSU enough. The house they have built for us has absolutely exceeded our expectations, and while our journey didn't go to plan... IMSU stepped up and saved our backsides in our time of need. Huge thanks to the team."
"Our Journey with IMSU Homes: My family and I moved into our new IMSU home just before Christmas. We completed a knock-down rebuild in Glenbrook, and I've documented the entire experience on Instagram (@imsu.homesglenbrookgrove). Our Story: I've been in the building industry for 20 years, and my wife and I have personally built many homes. However, this was our first build for our own family home. We had spent thousands and engaged an architect, but when the home was delivered, it didn't meet our family's needs. At the time, I was working for another builder and attended the HIA Awards toward the end of 2022. IMSU did very well at the awards, and it was there that I met Michael. After the architect's plans, we were unsure about what we wanted and felt a bit deflated. Michael, the director of IMSU, reached out to me and invited my wife and I to visit a display home he had built in Marsden Park — the Morning Mist 36. This was in the first quarter of 2023 around March. Upon entering the home, my wife was so moved that she actually cried. She felt this home had the "bones" of what we had been looking for. We met with James, the IMSU architect, and used the foundation of the Morning Mist to design our dream home. We then went through the studio process with Christine and Rhonda from IMSU. My wife was very clear on what she wanted, and what stood out to us the most was the flexibility IMSU offered. During the construction of the home, communication was excellent. Yes, some things came up that caused delays, but they were always communicated to us. We also engaged our own private inspector, and even he said the home was built to a high standard with no issues. After being a customer and building my own home with IMSU, I decided to leave the major project builder I was with and join the IMSU team. The quality of our home is second to none, this is from the Site supervisor Tim and the trades/suppliers who worked on our home. Tim would be on site 3 -4 times a week and genuinely cared about attention to detail and creating a beautiful home, this could also be said with all the trades that also contributed to this build. I'm very thankful IMSU have created a remarkable home for us and I also get to help other clients now experience this as well."
"We cannot fault our experience thus far with Brett and the team at IMSU with Brett assisting with the design of our custom home to the lodgement of plans with Council in a timely manner to the minute we made the construction list, we had a slab down within 2 weeks, frames and windows on site the whole team have always gone above and beyond to make our experience of building our new forever home an unforgettable one. After building previously with another builder and still having issues after the completion of the build, the ride so far with IMSU has been a smooth one. Thank you for helping create our dream come true Brett and your team."

Based on my experience, I would advise approaching this builder with caution. Throughout our project, we have faced prolonged delays and workmanship concerns that have caused significant stress and uncertainty. Our home has remained at the framing stage for over four months with minimal visible progress, while another builder working on a neighbouring lot has maintained steady, predictable advancement. In our case, communications regarding timelines have often referred to weather events and contractual clauses. However, from what we have observed on-site, trades have attended infrequently, and progress has been inconsistent. This has raised concerns for us about whether the project is being managed efficiently. We have raised these issues with Fair Trading for guidance and clarification. We also discovered that the certifier appointed to our project has a disciplinary history recorded on public registers. While this does not automatically mean any wrongdoing in our build, it did add to our concerns and led us to be more cautious about ensuring all compliance matters are properly verified. Regarding workmanship, we have documented several issues that we believe may not align with applicable standards. For example, a gap between the brickwork and window frame appeared to lack flashing and sealing. Our understanding is that: [Details Removed] requires flashing around window openings to help prevent water ingress. [Details Removed] sets requirements for correct installation, sealing, and weatherproofing of windows. The absence of flashing, as observed on our site, may pose a risk of water penetration, air leaks, or insect entry. Inspection — November 2025 (PCI) During our inspection, we observed multiple areas where the slab edge and brick line had irregular, patchy render that appeared inconsistent with uniform finishing. These patches led us to question whether the underlying surfaces had been prepared or finished in accordance with typical industry practice and the relevant provisions of the NCC, [Details Removed], and [Details Removed]. We also noted items such as rusted components, exposed copper pipes, and inconsistent external finishes. While these issues may have explanations, they did not meet the standard we expected for a new home at Practical Completion and raised concerns about compliance and long-term durability. Another issue involved a gas meter box opening that remained unsealed for several months, allowing rainwater, leaves, insects, and other debris direct access into the wall cavity and timber frame. The area did not appear to have sarking, flashing, or sealant in place at the time we inspected it. Considering the builder promotes itself as an award-winning company, we were disappointed that the workmanship we observed did not match the level of quality implied. We do not believe it is reasonable to be asked to accept these conditions at Practical Completion, especially when compliance and finish standards are key parts of consumer protection laws. Just as most people would not accept a new car delivered with rust or visibly inconsistent bodywork, it is difficult to accept a brand-new home with similar issues. Several neighbours have even commented on the appearance of the patchy render, which further suggests that the finish is noticeably below what would ordinarily be expected.

It has been a wonderful experience building our first home with IMSU. Brett's phenomenal support helped us to achieve our dream especially after our first builder had gone bankrupt. We are now happy and proud owners of our dream home thanks to the support of IMSU team especially Luke who took care to answer all our queries and guide us through each phase of the construction process.
IMSU house design is customer based, catered for special shape of land, orientation, and technical issues, fully considering customer's budget, I am happy with the IMSU house design, expecting my new house
We are very happy with Dominic & IMSU Homes. We are doing a knock down & rebuild on a tricky sloping site. He was very patient with us, has great customer service & has an immense amount of experience & knowledge. We considered many other builders, but are very glad we chose IMSU Homes. Very happy & would recommend to anyone considering to build.
The entire experience was amazing especially as a first-time home buyer. Dom was great, patient and very understanding during the entire process. We look forward to this journey with him and IMSU homes and couldn't be happier with our decision to build with them.
